EXPLANATION AND SUMMARY:
The applicant requests approval from the Town Council on a final plat for consolidating two lots at 841 Ninovan Road, SE, all of which are in the Hunter Mill Subdivision. The applicant proposes consolidating the existing lots 213B and 215A, which have frontage on Ninovan Road, SE. Both existing properties are zoned RS-10, Residential - Single-Unit, 10,000 sq. ft., and the newly formed lot would retain that same zoning.

Town Attorney Recommendation: Pursuant to Town Code ??18-603, 18-609, and 18-619, and after consideration of the recommendations of the Planning Commission, the Town may consider the proposed final plat and lot consolidation in its discretion.
Town Manager's Recommendation: I recommend the Town Council approve the final plat and lot consolidation located at 841 Ninovan Road, SE, in the RS-10 Residential - Single-Unit, 10,000 sq. ft. zoning district, as presented.
