Staff Recommended Conditions:
1. Classes at 396A Maple Avenue East shall be limited to a maximum of 10 students, with no more than one instructional class occurring at a time.
2. Regular instructional classes shall not occur simultaneously at the existing Clay & Kiln Club location at 390B Maple Avenue East and the proposed location at 396A Maple Avenue East.
3. All classes, workshops, open studio activities, storage, and gatherings associated with the 396A location shall occur indoors.
4. The parking spaces shown on the submitted parking plan shall remain available for shared use by all tenants of the commonly owned properties.
5. Before installation or operation of the kiln, Attachment 5 shall be updated to show the revised kiln location and applicable distances to fire hydrants, and the revised plan and kiln location shall be approved by the Fire Marshal.
