Continued discussion on a proposed rezoning at 128 Nutley Street NW from the Residential - Single-Unit, 12,500 sq. ft. Zone (RS-12.5) to the Residential - Multi-Unit Zone (RMU) for a proposed nine-unit townhouse development.
Body
The applicant, Sekas Homes, is requesting that 128 Nutley Street NW be rezoned from the Residential - Single-Unit, 12,500 sq. ft. Zone (RS-12.5) to the Residential - Multi-Unit Zone (RMU). If approved, the applicant proposes to demolish the existing single-family detached residence and accessory buildings and then construct nine townhouse units.

The formal process for approval or denial includes the following three steps:
1. Staff review
2. Planning Commission public hearing, review, and recommendation to the Town Council.
3. Town Council public hearing, review, and final decision on the application.

The Planning Commission held its public hearing on April 23, 2025, and decided to continue its discussion to its May 14, 2025, meeting

On May 14th, the Planning Commission will continue its discussion and, if ready to do so, will develop the contents of its recommendation to the Town Council, after which the Chair will work with staff to complete a recommendation memorandum that reflects the position(s) of the Planning Commission.

The staff report (Attachment 01) provides more details and analysis related to this application. It is updated since the staff report prepared for the April 23rd public hearing to reflect both the public input and additional components provided by the applicant.

STAFF RECOMMENDATION
As the Planning Commission considers what recommendation it wishes to forward to the Town Council, staff suggests that the Commission consider: 1) conformance with the Comprehensive Plan, 2) the site-specific conditions, and 3) public testimony. Such considerations may be included in the motion and/or as additional discussion in the recommendation memorandum.
