Tri-Tek Engineering has submitted an application on behalf of their client, Maple Avenue Investors, LLC, for Modifications of Requirements pursuant to Section 18-830 of the Town Code in connection with off-site parking regulations related to the Maple Avenue Shopping Center, which includes tenants 7-Eleven, Bakeshop, iCode, and VA ABC, located 419-427 Maple Ave., E. The application includes a request for a modification of requirements related to off-site parking regulations, as regulated by Section 18-530 of the Town Code.
In accordance with Section 18-830 of the Town Code, the application has been reviewed by Town staff and is being transmitted to the Planning Commission for review and recommendation.
The final step in the review process is consideration by the Town Council at a public hearing.

EXPLANATION AND SUMMARY:
Pursuant to Section 18-830.D of the Town Code, requests for modifications of requirements require review and recommendation by the Planning Commission, followed by Town Council consideration and determination at a public hearing.
The property owner seeks to fill a vacant tenant space, Unit #419C, with an indoor recreation use, "Quantum Movement." Based on the Minimum Required Off-Street Parking standards of Town Code Section 18-531, the existing shopping center tenants generate a parking demand of 53 spaces, and the proposed use would add a demand of 8 spaces (based on 8 employees on maximum shift), for a total parking demand of 61 spaces. The site currently provides 52 parking spaces, resulting in a shortfall of 9 spaces.
