BACKGROUND SUMMARY:
Hekemian & Co., Inc. wishes to provide a presentation (attached) and hold a worksession with Town Council to discuss a potential rezoning and MAC redevelop project. The 2.79-acre site is located at 444 Maple Avenue West. The site currently houses the 114 room Wolf Trap Hotel and Tequila Grande Restaurant, both constructed in 1971. They plan to develop approximately 160 multifamily units above approximately 19,237 square feet of retail in a 4-story building. The applicant had previously discussed a more contemporary urban design with staff. That application was revised to reflect more of a Main Street Design.

OVERVIEW:
The redevelopment project will contain:
? 160 apartment homes.
? 19,237 square feet of pedestrian-oriented street retail
? One level of underground secure parking for residents.
? Convenient at-grade parking for retail customers.
? Village architecture inspired by similar sized buildings located in some of the most memorable and authentic small towns in the US.
? Designed to meet or exceed the requirements of the MAC zoning overlay without the need for variances, waivers or modifications.
? Designed to meet an easily identified market demand for best-in-class, yet market affordable housing.
? Design to strengthen Maple Avenue walkability and its growing sense of neighborhood by providing a walkable neighborhood destination geared toward people, not cars.
? High quality materials and site amenities.
? A curated retail tenant mix focused on addressing the wishes and desires of the neighborhood.

SUMMARY/STAFF IMPRESSIONS:
