Proposed MAC project for Sunrise Assisted Living at 100-110 Maple Avenue East

BACKGROUND SUMMARY:
Sunrise Assisted Living is proposing a senior living facility at 100-110 Maple Avenue East (currently occupied by two vacant medical office buildings). The proposed development requires rezoning to the MAC Maple Avenue Commercial zoning district, as well as a conditional use permit for the assisted living use. The applicant is proposing a four-story building with approximately 8,500 square feet of commercial/retail space on the ground floor and 80 assisted living units on the second, third, and fourth floors. Staff notes that assisted living units are not treated as multi-family dwelling units and would not be subject to any multi-family dwelling caps or multi-family dwelling parking standards.
At this point, the applicant has not formally submitted an application for rezoning to the MAC Maple Avenue Commercial zoning district.
OVERVIEW:
The applicant will provide a presentation and hold a work session with the Town Council to review the proposed development at 100-100 Maple Avenue East.
