Proposed MAC project for 380 Maple Avenue West

BACKGROUND SUMMARY:
JDA Custom Homes is proposing a mixed-use project at 380 Maple Avenue West (currently occupied by a three-story office building). The proposed development requires rezoning to the MAC Maple Avenue Commercial zoning district. The applicant is proposing a four-story building with approximately 7,500 square feet of commercial/retail space on the ground floor and 38 to 40 multi-family residential condominium units on the second, third, and fourth floors. The applicant would also be requesting a modification of requirements to accommodate an intermediate parking level between the first and second floor.
At this point, the applicant has not formally submitted an application for rezoning to the MAC Maple Avenue Commercial zoning district from the C-1 Local Commercial zoning district.
